Abstract

Abstract This study assesses the factors leading to changes in the contract sum of building projects in Plateau State, Nigeria. Changes in contract sum have become a recurring challenge in the construction industry, often resulting in project delays, disputes, budget overruns, and abandonment. The research identifies and evaluates the major causes of contract sum variations, including design modifications, fluctuation in material prices, inflation, inaccurate cost estimation, variation orders, poor project planning, inadequate documentation, and delays in payment. Data for the study were obtained through structured questionnaires administered to construction professionals such as architects, quantity surveyors, engineers, and contractors within Plateau State. The collected data were analyzed using appropriate statistical tools to determine the relative significance of each factor. Findings reveal that material price fluctuation, design changes during construction, and inflation are among the most significant factors contributing to contract sum adjustments. The study concludes that effective project planning, accurate cost estimation, proper contract documentation, and improved financial management can significantly reduce frequent changes in contract sums. The research recommends the adoption of proactive cost control measures, regular market price monitoring, and strict adherence to project specifications to enhance cost stability and improve the overall performance of building projects in Plateau State.
