Abstract

This study assessed the impact of lean construction principles on effective construction project delivery in Abuja. The objectives were to determine the benefits of lean principles in enhancing construction waste minimization and value maximization; to identify ways in which lean construction principles can be leveraged to achieve cost optimization in construction projects; and to explore how quantity surveyors can improve cost management practices by incorporating lean principles. A quantitative descriptive survey design was employed, and data were collected from 90 construction professionals using structured questionnaires. Probability sampling was adopted, while validity and reliability were ensured through expert review and Cronbach's Alpha (>0.70). Data were analyzed using descriptive statistics and mean score ranking. The results showed that lean principles significantly reduce waste (M = 4.22) and improve sustainability (M = 4.20). Value Stream Mapping, Just-in-Time, and the Last Planner System were identified as effective tools for cost optimization (M ≈ 4.0). Quantity Surveyors demonstrated strong roles in cost estimating and value management (M = 4.09), but adoption was constrained by lack of awareness (73.3%) and resistance to change (31.1%). The study concludes that lean principles are effective in Abuja's construction sector but require greater awareness, training, policy support, and stakeholder collaboration to maximize their benefits for sustainable and costefficient project delivery.
