Abstract

Technological advancement has significantly transformed the real estate sector globally, and its influence on property management practices in Lagos State is becoming increasingly pronounced. This study examines the impact of modern technologies on the efficiency, effectiveness, and overall quality of property management operations within the state. Using a mixed-method approach involving questionnaires, interviews, and review of secondary sources, the research explores how innovations such as property management software, digital payment systems, Geographic Information Systems (GIS), smart security devices, and automated maintenance tools are reshaping managers’ workflows. Findings show that technology has enhanced rent collection processes, improved communication between managers and tenants, strengthened property security, and reduced administrative delays. However, challenges such as high implementation costs, inadequate technical skills, erratic power supply, and cybersecurity risks limit full adoption. The study concludes that while technological advancement offers significant opportunities for improving property management practices in Lagos State, maximizing these benefits requires increased investment in digital infrastructure, capacity building, and supportive regulatory frameworks. The study contributes to contemporary discourse on digital transformation in Nigeria’s real estate sector and provides recommendations for enhancing technology-driven property management
