AN EXAMINATION OF THE EFFECT OF CHANGE IN LAND USE PATTERN ON PROPERTY VALUE (A CASE STUDY OF AWOLOWO WAY, BODIJA HOUSING ESTATE IBADAN OYO STATE)
Abstract
This study examines the effect of changes in land use patterns on property values, using Awolowo Way in Bodija Housing Estate Ibadann Oyo State, as a case study. Rapid urbanization and shifts in land use from residential to mixed commercial-residential have raised concerns about their impact on property valuation. Through a mixed-methods approach combining spatial analysis, field surveys, and regression modeling, the research quantifies the relationship between land use changes and property value fluctuations. Key findings reveal that commercial encroachment significantly increases property values in proximate areas but diminishes residential appeal, creating a trade-off between economic gains and livability. The study also highlights the role of infrastructure quality and zoning policies in moderating these effects. Recommendations include stricter zoning regulations and stakeholder engagement to balance economic growth with sustainable urban planning. This research contributes to discourse on land economics and offers practical insights for policymakers, real estate developers, and urban planners in rapidly developing cities.
