DETERMINANTS AND SOCIOECONOMIC CONSEQUENCES OF RESIDENTIAL PROPERTY ABANDONMENT IN IDAH, KOGI STATE
Abstract
This research investigates the determinants and socio-economic consequences of residential property abandonment in Idah, Kogi State. The study seeks to identify the factors contributing to property abandonment, evaluate its socio-economic impacts, and examine the relationship between infrastructural quality and abandonment trends in the area. Primary data were collected through a structured questionnaire administered to selected residents, property owners, and stakeholders in Idah. The data were analyzed using descriptive statistics and hypothesis testing to draw relevant conclusions.
Findings revealed that economic challenges, infrastructural decay, legal disputes, and environmental factors are significant determinants of property abandonment in Idah. The study further established that abandonment adversely affects property values, reduces municipal revenue, encourages crime, and undermines community cohesion. It was concluded that tackling property abandonment requires targeted policy interventions, infrastructural improvements, and strict enforcement of property management regulations.
The study recommends improved economic empowerment programs, infrastructure rehabilitation, effective dispute resolution mechanisms, and comprehensive urban management strategies to reduce abandonment rates and revitalize affected neighborhoods in Idah.
