Abstract

Dampness is one of the most common defects affecting residential buildings, leading to structural deterioration, poor indoor air quality, and health problems for occupants. This study assesses the occurrence and impact of dampness in residential buildings in Ekpoma, Edo State, Nigeria. The research aims to identify the major causes of dampness, examine its effects on buildings and occupants, and recommend appropriate preventive and corrective measures. A descriptive survey research design was adopted, involving physical inspections, questionnaires, and interviews with homeowners, tenants, and building professionals. The findings reveal that rising damp, roof leakage, poor drainage systems, defective plumbing, and inadequate damp-proof courses are the major causes of dampness in residential buildings. The study concludes that proper building design, quality construction materials, and regular maintenance are essential for minimizing damp-related problems. Recommendations are provided for property owners, builders, and government agencies.
