Abstract

This study investigates the building contract method on performance of public building projects during implementation with view of Aolab Construction Company, Duravil Engineering Limited and Bal Engineering Limited in Ilorin, Kwara State. Building contract methods are essential frameworks that govern the management, execution, and delivery of construction projects. The choice of contract method, which may include traditional, design-build, management contracting, or other formats, has a significant impact on a project's ability to meet its objectives in terms of cost, time, and quality. The specific objectives of this study are to; assess the existing building contract method on public building project; identify the challenges to the existing building contract method; assess the effects of this challenges affecting the building contract method on the performance of public building projects in Kwara State; provide remedies to the challenges of the existing building contract method on the project performance in Kwara State. Survey design method was used. Data were collected through the use of questionnaire and analysis was done using frequency table and percentage. Findings revealed that Design Build Contract (DB), Design-Bid-Build Contract (DBB) and Integrated Project Delivery (IPD) were the major existing building contact method on public building project. Results show that inadequate funding, delay in payment, limited resources among others were the major challenges of the existing building contract method. Findings revealed that the effect of the challenges affecting building contract method to the performance of public building project in Kwara state may causes cost over runs, leads to project delay and increase risk for contractor among others. Adopting collaborative and flexible contract methods, emphasizing performance-based criteria during the bidding process, hiring of well skilled labour among others were the remedies to the challenges of the existing building contract method on project performance. It can be recommended that implementation of performance based criteria in bidding will allow for the selection contractors who can deliver both quality and cost efficiency and establishing effective communication channels and project management systems early in the project lifecycle is essential for project success.
