CHALLENGES IN IMPLEMENTATION OF INDUSTRIALIZED BUILDING SYSTEMS (IBS) IN BAUCHI, BAUCHI STATE.

ABSTRACT This study investigates the challenges affecting the implementation of Industrialized Building Systems (IBS) in Bauchi State, Nigeria. The research aims to assess the current level of IBS adoption, identify barriers hindering its effective use, and evaluate its impact on construction performance and project delivery. A descriptive survey design was adopted, targeting construction professionals including architects, engineers, builders, and quantity surveyors. Data were collected through structured questionnaires and analyzed using descriptive statistics. Findings reveal that while there is moderate awareness of IBS, its practical application in Bauchi remains limited. Strengths were observed in areas such as safety compliance, collaboration between stakeholders, and the use of digital tools like Building Information Modelling (BIM). However, major challenges persist, including poor stakeholder coordination, low efficiency in off-site fabrication, limited local supply of IBS components, inadequate technical expertise, resistance to change, and weak government policy support. The study concludes that although IBS has the potential to improve construction speed, quality, cost efficiency, and sustainability, its implementation in Bauchi is constrained by systemic, technical, and cultural barriers. It recommends enhanced stakeholder training, stronger policy frameworks, investment in local prefabrication facilities, and awareness campaigns to encourage wider adoption. Addressing these challenges is vital for improving project efficiency, housing delivery, and sustainable construction in Bauchi State.
